There are many ways in which making improvements to your home can help to increase its value for the future; this can take several forms, which can include major renovations to spaces, as well as smaller fixes that can allow you to save on energy. You can also increase the value of your home by making it more energy efficient, and can try to boost its potential for a new buyer by using a neutral decor. These approaches to increasing the value of your home, and more, are expanded upon below:

1 – Renovations

If you’re going to invest in your home, do so by focusing on key areas like the bathroom, kitchen, and master bedroom. For kitchens, create more space by removing kitchen islands and replacing counter tops, and spend money on replacing worn window frames and doors in bedrooms. Bathrooms can also be renovated by relaying tiles and buying new suites.

2 – Small Changes

As well as making larger scale changes to your home, you can also focus on developing small changes that can increase its efficiency; this can be as simple as fixing leaky taps, and repainting rooms if they haven’t been decorated in a while. Removing grout from showers and baths can be similarly effective at making a property more attractive.

3 – Creating Space

Particularly important if you live in a relatively small house or apartment, creating space can mean going through rooms and being ruthless about de-cluttering your possessions. Be particularly strict about kitchens and bathrooms, and focus on making the most of your available space by investing in new storage solutions that can remove items from view.

4 – Eco Changes

This means fitting devices and making improvements that will save you and future owners or tenants money on your bills; some projects can include getting a new, more efficient boiler, or adding in new insulation to roofs. You can also fit energy monitoring devices around your property to check how much electricity is being used.

5 – Room Conversions

A major room conversion is typically one of the main reasons why a house goes up in value; consider turning an attic or basement into a spare bedroom, or look into converting a second bathroom into a wet room – this involves adding sloped floors and waterproofing the space to allow for a walk in shower to be installed.

6 – Landscaping

Spend time on improving your garden, which can involve cutting back on weeds and planting new flowers, as well as investing in water features if you have the space. Simple additions to your garden such as hanging baskets can also work well at making it more attractive.

7 – Extensions

If possible, try to create an extension onto the back or the side of your house; a new conservatory will significantly increase the available space in your property, while a new garage at the front of a home will help make it more appealing to buyers.

8 – Neutral Decor

Adding value to your home also means deciding to use a neutral decor throughout your property; this might mean using white or cream colours as the standard tone throughout rooms. A neutral decor can allow property viewers to better imagine their own decoration choices.

9 – New Carpets

Look into replacing old and worn carpets with new ones, and particularly in bedrooms and living rooms; relatively simple to complete, this renovation will help improve your property’s first impression.

10 – Better Insulation

Another energy saving solution, better insulation can mean investing in window treatments and blinds that reflect UV rays, as well as buying cavity insulation and double glazing to better conserve heat.
